A unique Coast listing still has something to teach.

A look back at one of Bob's past Sechelt Inlet waterfront listings, and why special properties still need local context today.

Some homes are easy to compare. Similar size, similar lot, similar neighbourhood, similar price range.

And then there are the properties that do not fit neatly into a search box.

For Throwback Thursday, this older video from Bob's listing archives is a good example: a Sechelt Inlet waterfront property at 6129 and 6133 Coracle Drive. It had the kind of setting people remember: water, trees, privacy, dock access, and that unmistakable Sunshine Coast feeling.

Unique properties need more than a quick showing.

Waterfront and one-of-a-kind homes can be exciting, but the excitement is only the starting point. A property like this asks better questions than a standard listing does.

How does the access work? How private is it in real life? What does the exposure mean at different times of day? How much maintenance comes with the setting? What makes the property rare, and what will a future buyer need to understand?

Those details matter because special homes are not sold by square footage alone. They are sold by setting, story, function, condition, and the buyer's confidence that the property makes sense beyond the first impression.

The lesson still applies today.

Today's Sunshine Coast buyers are more careful than they were during the most frantic years of the market. They still respond to beautiful properties, but they also want clarity. They want to understand value, location, risk, maintenance, lifestyle, and resale.

For sellers, that means a unique property needs strong positioning. The marketing has to explain what makes it special without overselling the dream or glossing over the practical side.

For buyers, it means slowing down enough to separate the wow factor from the long-term fit. A dramatic waterfront setting can be wonderful, but only if the land, access, servicing, layout, and day-to-day use line up with how you actually want to live.

That is where experience helps.
