For decades, most Sunshine Coast neighbourhoods followed a familiar pattern: one house, one family, one lot.
That pattern is beginning to change.
New provincial housing rules now allow more housing options on many residential properties, including duplexes, triplexes, fourplexes, garden suites, and secondary suites.
For some homeowners, that raises concerns about parking, traffic, and neighbourhood character.
For others, it creates opportunities.
A garden suite may allow aging parents to stay close to family. A secondary suite may help offset rising costs. Smaller homes may give local workers, young families, and downsizers a chance to remain in the community they love.
Most of these changes won't happen overnight.
You won't wake up one morning and find your neighbourhood transformed.
More likely, you'll notice it gradually. A carriage house here. A duplex there. An older home replaced with something that accommodates more people on the same piece of land.
The Sunshine Coast has always evolved slowly.
The challenge now is finding room for the next generation without losing the character that makes living here special in the first place.
It is also worth remembering that every property still needs to be checked carefully. Zoning, servicing, setbacks, access, slope, trees, parking, and local approval processes can all affect what is actually possible.
It is a conversation that will shape the Coast for years to come.
