Market notes

A more balanced Sunshine Coast market in 2026.

More inventory, more breathing room, and a renewed focus on choosing the right community.

The Sunshine Coast market continues to feel more balanced than it has in several years.

Buyers are seeing more inventory, more time to make decisions, and more opportunity to compare properties across Gibsons, Sechelt, Roberts Creek, Halfmoon Bay, and Pender Harbour.

The urgency that defined much of the market during 2021 and 2022 has largely eased, creating conditions that many buyers find much more comfortable to navigate.

That doesn't mean homes aren't selling. Well-priced properties in desirable locations continue to attract attention, particularly move-in ready homes, view properties, and homes that offer flexibility for retirement, remote work, or multi-generational living.

For sellers, pricing strategy has become increasingly important. The market is rewarding homes that come to market well prepared and realistically priced for current conditions.

One thing that hasn't changed is why people move here in the first place. The Sunshine Coast continues to attract buyers looking for more space, access to nature, a stronger sense of community, and a pace of life that feels different from the Lower Mainland while still remaining connected to it.

As we move through the second half of 2026, the market appears to be settling into something healthier and more sustainable than the extremes we've experienced over the past few years.

Which Sunshine Coast community fits your lifestyle?

One of the first questions I ask buyers isn't what kind of home they're looking for.

It's where they see themselves living.

The Sunshine Coast isn't one market or one community. Each area has its own personality, pace, and rhythm.

Gibsons offers convenience and connectivity. Roberts Creek appeals to those seeking creativity, privacy, and a rural atmosphere. Sechelt provides many of the services and amenities that support full-time living. Halfmoon Bay attracts buyers looking for quiet roads and ocean views, while Pender Harbour offers a boating lifestyle unlike anywhere else on the Coast.

Spend time in the communities. Visit the coffee shops. Drive the roads. Watch the ferry traffic. See how each area feels at different times of day.

The right home matters, but the right community matters even more.
